WILLIAMS TERRACE SENIOR HOUSING, CHARLESTON, SOUTH CAROLINA

Williams Terrace Senior Housing offers 41 ADA-accessible units in downtown Charleston, providing much-needed affordable housing for seniors. Built on a site devastated by Hurricane Hugo in 1989, the project was designed for durability in a high-velocity flood zone, making it a model for resilient housing. The building’s design complements Charleston’s historic aesthetic, featuring two smaller volumes around a central courtyard and traditional “piazzas” that serve as open-air corridors. Movable wood and metal screens provide shade, and limewash-covered brick reinforces its timeless look. Extensive community engagement, including input from neighborhood associations and preservation groups, shaped the final design.

From Keim:
The Board of Architectural Review of the City of Charleston required finishes harmonious with the historic district, leading to the selection of a specific brick with a “white wash” applied. Keim Restauro Lasur in a warm white was chosen, with various dilution ratios tested and approved for the brick walls. This project successfully balances affordability, resilience, and Charleston’s rich architectural character, fostering community interaction.
